Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 28.0% decrease in the number of sold homes for the first month of 2023 compared to 2022 and a 1.7% increase in the median sales price from $300,000 to $304,999. The number of homes that went under contract in the 1st month of 2023 decreased 32.7% from 2022.

 

Kent County, DE

For the 1st month of 2023, Kent County experienced a 21.4% decrease in the number of sold homes compared to 2022 and an 9.2% increase in the median sales price from $271,990 to $296,880. The number of homes that went under contract in the first month 2023 decreased 32.3% from 2022.

 

Sussex County, DE

For the first month of 2023, Sussex County experienced a 38.8% decrease in the number of sold homes compared to 2022 and a 7.1% increase in the median sales price from $401,550 to $430,000. The number of homes that went under contract in the 1st month of 2023 decreased 34.3% from 2022.

 

Southern Chester County, PA

Southern Chester County experienced a 46.1% decrease in the number of sold homes for the first month of 2023 compared to 2022 and a 9.2% increase in the median sales price from $490,000 to $535,000. The number of homes that went under contract in the 1st month of 2023 decreased 39.5% from 2022.

 

Cecil County, MD

For the 1st month of 2023, Cecil County experienced a 50.0% decrease in the number of sold homes compared to 2022 and a 13.1% increase in the median sales price from $311,225 to $352,000. The number of homes that went under contract in the first month of 2023 decreased 28.6% from 2022.
